Ontario Senior Homeowners' Property Tax Grant โ Up to $500/Year

The Ontario Senior Homeowners' Property Tax Grant (OSHPTG) provides up to $500 per year for low-income Ontario homeowners aged 64 or older. It is applied for on Form ON-BEN as part of your Ontario income tax return โ the same form used for the Ontario Trillium Benefit. If you already claim the OTB, adding this grant takes only a few more check marks on the same form.
Who Qualifies
You qualify for the Ontario Senior Homeowners' Property Tax Grant if, on December 31 of the tax year:
- You are 64 years old or older
- You are a resident of Ontario
- You own and occupy a principal residence in Ontario โ this can be a house, condominium, or mobile home that you own
- Your adjusted family net income is under $35,000 (the grant is reduced as income approaches $35,000 and eliminated above it)
- You or your spouse paid property taxes on the home in the tax year
This grant is specifically for homeowners. If you rent your home (even in a retirement residence), you do not qualify for the OSHPTG. However, you may qualify for the Ontario Energy and Property Tax Credit (part of the OTB), which does apply to renters.
How Much Is the Grant?
The maximum grant is $500 per household per year. It is reduced if your adjusted family net income exceeds approximately $25,000 and eliminated above $35,000.

For couples, "adjusted family net income" is the combined net income of both spouses or common-law partners. If one spouse earns significantly more, this combined figure may exceed $35,000 even if the homeowner's own income is low.
How to Claim It
The OSHPTG is claimed on Form ON-BEN (Application for the 2025 Ontario Trillium Benefit and Ontario Senior Homeowners' Property Tax Grant) โ the same form you use to apply for the Ontario Trillium Benefit. You complete it as part of your Ontario income tax return.
Claiming the Ontario Senior Property Tax Grant:
Form ON-BEN covers both the Ontario Trillium Benefit (monthly energy/property tax/sales tax credits for eligible Ontario residents) AND the Ontario Senior Homeowners' Property Tax Grant.
