๐Ÿก Ontario Benefit โ€” For Senior Homeowners

Ontario Senior Homeowners' Property Tax Grant โ€” Up to $500/Year

What you will learn: Whether you qualify for this Ontario property tax grant, how much it is worth, and how to claim it on your Ontario tax return โ€” a simple one-page form.

A Small Grant That Many Miss

The Ontario Senior Homeowners' Property Tax Grant (OSHPTG) provides up to $500 per year for low-income Ontario homeowners aged 64 or older. It is applied for on Form ON-BEN as part of your Ontario income tax return โ€” the same form used for the Ontario Trillium Benefit. If you already claim the OTB, adding this grant takes only a few more check marks on the same form.

Who Qualifies

You qualify for the Ontario Senior Homeowners' Property Tax Grant if, on December 31 of the tax year:

Note: Renters Do Not Qualify

This grant is specifically for homeowners. If you rent your home (even in a retirement residence), you do not qualify for the OSHPTG. However, you may qualify for the Ontario Energy and Property Tax Credit (part of the OTB), which does apply to renters.

How Much Is the Grant?

The maximum grant is $500 per household per year. It is reduced if your adjusted family net income exceeds approximately $25,000 and eliminated above $35,000.

Adjusted family net income Grant amount
Under $25,000 $500 (maximum)
$25,000 โ€“ $34,999 Reduced โ€” approximately $500 ร— (1 โˆ’ (income โˆ’ $25,000) รท $10,000)
$35,000 or more $0 โ€” not eligible

For couples, "adjusted family net income" is the combined net income of both spouses or common-law partners. If one spouse earns significantly more, this combined figure may exceed $35,000 even if the homeowner's own income is low.

How to Claim It

The OSHPTG is claimed on Form ON-BEN (Application for the 2025 Ontario Trillium Benefit and Ontario Senior Homeowners' Property Tax Grant) โ€” the same form you use to apply for the Ontario Trillium Benefit. You complete it as part of your Ontario income tax return.

Claiming the Ontario Senior Property Tax Grant:

1 When completing your Ontario income tax return, locate Form ON-BEN (it is a separate schedule in your tax return package). Tax software includes this form automatically.
2 On Form ON-BEN, complete the section asking about your property tax situation. You will need to indicate the total amount of property tax you paid and confirm you own your principal residence in Ontario.
3 Confirm you were 64 or older on December 31 of the tax year. The form will calculate your OSHPTG amount based on your family net income and property tax paid.
4 The OSHPTG is paid as a lump sum โ€” unlike the OTB which is paid in monthly instalments, the OSHPTG is paid as a single payment. For the 2025 tax return, this payment arrives in the second half of 2026.
Pair With the Ontario Trillium Benefit

Form ON-BEN covers both the Ontario Trillium Benefit (monthly energy/property tax/sales tax credits for eligible Ontario residents) AND the Ontario Senior Homeowners' Property Tax Grant. If you already claim the OTB, you are already using Form ON-BEN โ€” you may just need to add a check mark for the OSHPTG section. See our Ontario Trillium Benefit guide.
